Salvatore, senior vice president and consumer spokesperson for the I.I.I. “Reducing insurance coverage because the market value of a home has decreased can result in being dangerously underinsured.”&lt;br /&gt;&lt;br /&gt;One out of three respondents to the Pulse Survey reported that they purchased less home owners or auto insurance as a way to save money. A better strategy would be to take a higher deductible, which can substantially reduce insurance costs. Home and car owners can then put the savings into a purchasing the right amount and type of insurance for their specific needs, pointed out Salvatore.&lt;br /&gt;&lt;br /&gt;Another way to save money is to comparison shop, something that seven out of 10 Pulse Survey respondents said they did to save on both their home and auto insurance needs.&lt;br /&gt;&lt;br /&gt;I.I. I. says three biggest insurance mistakes home owners can make are:&lt;br /&gt;&lt;br /&gt;1. Insuring a home for its real estate value rather than for the cost of rebuilding. When real estate prices go down, some home owners may think they can reduce the amount of insurance on their home. But insurance is designed to cover the cost of rebuilding, not the sales price of the home. You should make sure that you have enough coverage to completely rebuild your home and replace your belongings.&lt;br /&gt;&lt;br /&gt;A better way to save: Raise your deductible. An increase from $500 to $1,000 could save up to 25% on your premium payments. &lt;br /&gt;2. Selecting an insurance company by price alone. It is important to choose a company with competitive prices, but also one that is financially sound and provides good customer service.&lt;br /&gt;&lt;br /&gt;A better way to save: Check the financial health of a company with independent rating agencies and ask friends and family for recommendations. You should select an insurance company that will respond to your needs and handle claims fairly and efficiently. &lt;br /&gt;3. Dropping flood insurance. Damage from flooding is not covered under standard home owners and renters insurance policies. Coverage is available from the National Flood Insurance Program (NFIP), as well as from some private insurance companies. Many home owners are unaware they are at risk for flooding, but in fact 25% of all flood losses occur in low risk areas. Furthermore, with the significant snow fall this winter, spring related flooding may be particularly severe, thus increasing the importance of purchasing flood insurance.&lt;br /&gt;&lt;br /&gt;A better way to save: Before purchasing a home, check with the NFIP to determine whether the property is situated in a flood zone; if so, consider a less risky area. If you are already living in a designated flood zone, look at mitigation efforts that can reduce your risk of flood damage and consider purchasing flood insurance. This is the first time in seven months that sales activity was higher than a year earlier.&lt;br /&gt;&lt;br /&gt;Lawrence Yun, NAR chief economist, said the improvement is good but could be better. “The uptrend in home sales is consistent with improvements in the economy and jobs, which are helping boost consumer confidence,” Yun said. “The extremely favorable housing affordability conditions are a big factor, but buyers have been constrained by unnecessarily tight credit. As a result, there are abnormally high levels of all-cash purchases, along with rising investor activity.”&lt;br /&gt;&lt;br /&gt;A parallel NAR practitioner survey2 shows first-time buyers purchased 29 percent of homes in January, down from 33 percent in December and 40 percent in January 2010 when an extended tax credit was in place.&lt;br /&gt;&lt;br /&gt;Investors accounted for 23 percent of purchases in January, up from 20 percent in December and 17 percent in January 2010; the balance of sales were to repeat buyers. All-cash sales rose to 32 percent in January from 29 percent in December and 26 percent in January 2010.&lt;br /&gt;&lt;br /&gt;“Increases in all-cash transactions, the investor market share and distressed home sales all go hand-in-hand. With tight credit standards, it’s not surprising to see so much activity where cash is king and investors are taking advantage of conditions to purchase undervalued homes,” Yun said.&lt;br /&gt;&lt;br /&gt;All-cash purchases are at the highest level since NAR started measuring these purchases monthly in October 2008, when they accounted for 15 percent of the market. The average of all-cash deals was 20 percent in 2009, rising to 28 percent last year.&lt;br /&gt;&lt;br /&gt;The national median existing-home price3 for all housing types was $158,800 in January, down 3.7 percent from January 2010. Distressed homes edged up to a 37 percent market share in January from 36 percent in December; it was 38 percent in January 2010.&lt;br /&gt;&lt;br /&gt;NAR President Ron Phipps, broker-president of Phipps Realty in Warwick, R.I., said the median price is being dampened by unusual market factors. “Unprecedented levels of all-cash purchases, primarily of distressed homes sold at deep discounts, undoubtedly pulls the median price downward,” Phipps said. “Given the levels of inventory we see today, we believe that traditional homes in good condition have held their value.”&lt;br /&gt;&lt;br /&gt;Total housing inventory at the end of January fell 5.1 percent to 3.38 million existing homes available for sale, which represents a 7.6-month supply4 at the current sales pace, down from an 8.2-month supply in December. The inventory supply is at the lowest level since December 2009 when there was a 7.3-month supply.&lt;br /&gt;&lt;br /&gt;According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage rose to 4.76 percent in January from 4.71 percent in December; the rate was 5.03 percent in January 2010.&lt;br /&gt;&lt;br /&gt;Single-family home sales rose 2.4 percent to a seasonally adjusted annual rate of 4.69 million in January from 4.58 million in December, and are 4.9 percent higher than the 4.47 million level in January 2010. The median existing single-family home price was $159,400 in January, down 2.7 percent from a year ago.&lt;br /&gt;&lt;br /&gt;Existing condominium and co-op sales increased 4.7 percent to a seasonally adjusted annual rate of 670,000 in January from 640,000 in December, and are 7.9 percent above the 621,000-unit pace one year ago. The median existing condo price5 was $154,900 in January, which is 10.2 percent below January 2010.&lt;br /&gt;&lt;br /&gt;Regionally, existing-home sales in the Northeast fell 4.6 percent to an annual pace of 830,000 in January from a spike in December and are 1.2 percent below January 2010. The median price in the Northeast was $236,500, which is 4.0 percent below a year ago.&lt;br /&gt;&lt;br /&gt;Existing-home sales in the Midwest rose 1.8 percent in January to a level of 1.14 million and are 3.6 percent above a year ago. The median price in the Midwest was $126,300, which is 3.2 percent below January 2010.&lt;br /&gt;&lt;br /&gt;In the South, existing-home sales increased 3.6 percent to an annual pace of 2.02 million in January and are 8.0 percent higher than January 2010. The median price in the South was $136,600, down 2.1 percent from a year ago.&lt;br /&gt;&lt;br /&gt;Existing-home sales in the West rose 7.9 percent to an annual level of 1.37 million in January and are 7.0 percent above January 2010. Both the Masons and the public at large benefit in ways that save many lives.&lt;br /&gt;In January 1990, a group of Masonic Lodges from Iredell and Catawba counties began a special effort to increase blood donations in the area. They chose the Christmas and New Year’s season for the drive due the decline in donations and the often critical need for blood during this period.  &lt;br /&gt;Over the past 21 years, the Masonic Blood Drive grew to be one of the largest annual blood drives in the Charlotte service area. In 2011, the Masons hope to collect more than 550 pints of life-saving blood.&lt;br /&gt;The Masonic Community Blood Drive will be from 8 a.m.- 7 p.m. Friday, Jan. 7, at the Statesville Civic Center.&lt;br /&gt;Donors  must be at least 17 years old (16 with parental permission) and be in general good health. My brother and I rented a boat at the marina near Long Island bridge for $2.00 per day, and with a 2.5 horsepower outboard, we made our way down the lake.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#660000;"&gt;There are a number of things about Lake Norman that haven't changed through the years, and one of them is Turtle Rock. On a rocky point just out of Lake Norman State Park neck, it looks the same today as it did many years ago. Sometimes the "eye" of the turtle has been freshly painted by some anonymous lake artist, but otherwise just the same.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#660000;"&gt;I enjoy seeing some things that remain the same - like Turtle Rock.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#660000;"&gt;I've just listed a beautiful waterfront home on Lake Norman. The owners have lovingly remodeled and refurbished everything. It's a really unique home in a beautiful deep water cove. And, by the way, not too far from Turtle Rock. On June 26&lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;th&lt;/span&gt;, 1890, Squire White, with a few friends and his mare used winches and pulleys to lift the clock to it's current resting place on top of the building at the intersection of Broad and Center Streets.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#ff0000;"&gt;I can remember walking by the building as a child and looking up at the clock. Dr. W.C. Current, a dentist, had his office on the 3rd floor. You can still see his name printed on the window today.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#ff0000;"&gt;The 3rd floor also housed the Masonic Lodge - a fixture in our community since 1795.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#ff0000;"&gt;It used to be that the clock didn't keep very good time, but has been quite reliable for a number of years now.&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#ff0000;"&gt;Downtown &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;Statesville&lt;/span&gt; and the town clock. This year’s Spay Day will take place on Tuesday, February 23.  The purpose of Spay Day is to inspire people to save animal lives by spaying or neutering pets and feral cats.&lt;br /&gt; &lt;br /&gt;Humane Society of Iredell is participating in Spay Day by offering a complementary gift to those who schedule their animals spay or neuter appointment through HSI for the dates of February 24, 2010 or March 10, 2010.&lt;br /&gt; &lt;br /&gt;HSI offers a low-cost spay/neuter program for families who have unsterilized pets but find it financially restrictive to have them spayed or neutered.&lt;br /&gt; &lt;br /&gt;HSI serves the community by offering two transports every month to the SNIP Regional Spay/Neuter Clinic at the Humane Society of Catawba County in Hickory, North Carolina for low-cost spay/neuter surgeries. &lt;br /&gt; &lt;br /&gt;On the second and fourth Wednesday of every month there is a transport pick up at 8:00 AM at the Humane Society of Iredell Adoption Center – located at 110 Robinson Road, Mooresville, NC 28117.  The animals will be returned to the HSI Adoption Center at 9:00 AM the following day for their owners to pick up.  All appointments MUST be made at least one week in advance.&lt;br /&gt; &lt;br /&gt;Appointments can be scheduled by calling (704) 663-3330 or by e-mailing spay@iredellhumane.org.  You may also visit the HIS Adoption Center to complete an application. If you purchased a home between January 1, 2009 and November 6, 2009, please see 2009 First-Time Home Buyer Tax Credit. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;If the Buyer(s)’ Income Exceeds These Limits, Can He/She Still Get a Credit?&lt;/strong&gt;&lt;br /&gt;Yes, some buyers may still be eligible for the credit. &lt;br /&gt;&lt;br /&gt;The credit decreases for buyers who earn between $125,000 and $145,000 for single buyers and between $225,000 and $245,000 for home buyers filing jointly. Although the term is not often used today, we all know it is meant to describe weakness in an individual. I don't know how the term originated - perhaps because looking at the flower, an uninformed observer might see the delicate blossom and deduce that the plant is frail and weakly.&lt;br /&gt;Quite the contrary, there aren't many bedding plants tougher than the pansie - particularly in winter,and particularly in our climate zone.&lt;br /&gt;I've planted them for years - usually in late October, and they offer color in an otherwise bleak landscape all winter long. Despite freezing temperatures and sometime a covering of snow, they persevere.&lt;br /&gt;They are easy to plant, inexpensive, and only require weekly watering in the event we do not receive any rain, and just a bit of slow release fertilizer every few weeks. Deadheading helps as well.&lt;br /&gt;You're a Pansie! It's a shame, because if you never visit Union Grove, you never have the opportunity to eat a burger at The Burger Barn.&lt;br /&gt;A great little establishment with excellent service and burgers that are way above the ordinary. I am listing some beautiful land on Indian Hill Road this week, and the icing on the cake is I'll have to take my client to the Burger Barn. Brush the chicken with 1 teaspoon of the oil and season with 1/2 teaspoon each salt and pepper. In a bowl, toss the onions, peaches, 1 tablespoon of the oil, and 1/4 teaspoon each salt and pepper. &lt;br /&gt;&lt;br /&gt;Grill the chicken and onions until the chicken is cooked through and the onions are tender, 5 to 6 minutes per side. Grill the peaches until charred, 2 minutes per side. &lt;br /&gt;&lt;br /&gt;Toss the arugula with the onions, peaches, vinegar, and remaining oil. I try to get mine planted before Labor Day.  Tokyo Cross is my favorite - a sweet mid-sized turnip amost as round as a ball. The Brickhouse Restaurant in Davidson is a very good restaurant with a large menu.  It is known for it's handmade pizzas and large selection of beverages, but I am a fan of the roasted asparagus.  I don't know how they do it, but they certainly do it well.&lt;br /&gt;Last evening we enjoyed dinner with friends there, and I ordered the baked chicken with roasted asparagus. A top water fishing plug used for largemouth bass is still as effective today as it was when I was a boy.&lt;br /&gt;The fishing on Lake Norman is great this time of year as long as you go in the early morning or late evening.&lt;br /&gt;Top water plugs like the Jitterbug are fun to fish, and largemouth are known to follow these loud splashing plugs almost all the way to the boat.&lt;br /&gt;The Lake Norman area is a great place to live, and good topwater bass fishing in the middle of the Summer is one of the reasons why.&lt;br /&gt;Want to have some fun fishing in the early morning or late evening? The place is always packed, so reservations need to be made well in advance.  They have a two-page wine list, and a great menu.  The desserts, particulary the seven-layer chocolate cake, are primo.&lt;br /&gt;The steaks are great, the crab cakes are full of crab, the sides are fresh, and the pasta is excellent as well.  A great dining experience.  There is a children's menu as well.&lt;br /&gt;Marilyn and I ate there last evening, and had a great time.&lt;br /&gt;I guess it says something about us, but we left there to visit the Lowe's Home Improvement store in the same area.  I put up some new landscaping lights yesterday, and was one light short.&lt;br /&gt;By the way, the Huntersville area has everything - restaurants, shopping, and is a fine place to live.  Our daughter lives at North Stone, and really likes it. We spent the evening of July 4th at Wise Guys On The Lake - an upscale Italian restaurant down Williamson Road in Mooresville. We had a great meal,watched the boaters coming and going and enjoyed the fireworks. A SOAKED GARDEN</title><content type='html'>Stripers are bunched up in Stumpy Creek.  They are following pods of shad in depths of 30-35 feet.&lt;br /&gt;The lake looks to be above full pond as recent rains have moved levels up.  I think it's as high as I have seen it.  This is great for all manner of fish dependent upon insects work the shoreline.&lt;br /&gt;It's a great time to fish from Lake Norman State Park down as the water is still not muddied up.&lt;br /&gt;My garden is soaked, but everything seems to have weathered the rain OK. Best times are when the wheels are  turning at the dam - either early morning or late afternoon. A small place, and not all that fancy, but the service and food are excellent.  There is no buffet, but dishes are served in bowls so that parties can share, which is always part of the fun in Chinese restaurants.  They have the original Scallion Chicken, which is without a doubt the best chicken entree one can find.  The owners, husband and wife, are there to see that every detail is taken care of.  I would highly recommend this restaurant for lunch or dinner.  The meals are reasonably priced - particularly at lunch, and parking is ample. Everywhere you go in Statesville, Mooresville, Troutman, Cornelius, Davidson, or Harmony, great things are happening!  From the benefit chicken BBQ at Monticello Baptist Church, to the big yard sale at Habitat for Humanity in Statesville, folks are out and about.  The weather is great, the garden centers are crowded as gardeners gear up for another season in their yards and vegetable gardens.  There is a large inventory of homes for sale in the area, and with the $8000.00 tax credit for first -time home buyers, a lot of bargain-priced properties are closing.
